We are an administrative scrivener (gyoseishoshi) office in Oita, Japan. We help foreign residents and families living abroad with inheritance procedures and wills in Japan. Initial consultation is free.
How we can help
- Inheritance procedures when a foreign national passes away in Japan (bank accounts, cars, etc.)
- Support for heirs living outside Japan (signature certificates and certificates of residence from Japanese embassies or consulates)
- Preparing documents to replace the Japanese family register (koseki), including sworn statements and translations
- Notarial wills (kosei shosho igon) for foreign residents in Japan
- Transferring business licenses, such as a construction business license, after the death of a sole proprietor
Which law applies?
Under Japanese private international law, inheritance is in principle governed by the national law of the deceased. Depending on that country’s law, Japanese law may apply instead. We check this for each case.
Fees (tax included)
| International inheritance support | from JPY 220,000 |
| Document support for one heir living abroad | from JPY 33,000 |

Actual expenses (official fees, notary fees, postage) are charged separately. Registration of real estate is handled by a judicial scrivener in our team, and inheritance tax returns by a tax accountant in our team.
